Villa Annet is one of the most exclusive properties in Sardinia, located in Puntaldia, near San Teodoro, on the island’s north-eastern coast. The villa offers some of the most stunning views over the beaches of Lu Impostu and La Cinta. Set within a large, fully fenced private estate of approximately 7 hectares, the manicured Mediterranean garden is dotted with modern art sculptures and offers a panoramic walkway through the grounds.

The estate includes a tennis court, private helipad, private parking, three swimming pools (including a children’s pool and a seawater pool for upstream swimming), three jacuzzis, a gym, and a dedicated SPA center featuring a hammam for up to ten guests, a chromotherapy room, a tropical waterfall, a Scottish shower, and a massage room. The villa itself consists of a main building with a master suite and three further double bedrooms, each with an en-suite bathroom. A first annex near the pool offers two additional double bedrooms with private bathrooms, while a second annex includes a double bedroom—expandable with two extra beds—along with a bathroom and kitchenette.
